The Marvin H. Schaefer Inspection Service, Inc. has always been on the cutting edge of home inspection reporting systems.  We are continuing that tradition with our computerized report that is received by our clients on the same day as the inspection.  This report has  multiple benefits to our clients and the realtors that may represent them.  Take a minute to browse through these benefits below.

HOW THE REPORT IS GENERATED

During the inspection, our inspectors log information into their tablet computers in a specially designed home inspection computer program.  This program allows our inspectors to hand write notes on the screen of the computer.  These notes are then immediately converted to type written text for you to read.   The software allows us to describe systems and components of the home, note the condition and provide a recommendation for an appropriate course of action.  The inspector will also be taking photos throughout the inspection. If the inspector feels a photo will help to clarify a condition noted in the report, a photo will be inserted to accompany the related comment.

 

HOW YOU RECIEVE YOUR REPORT

 When you get home, check your email. Before the end of the day, often before you even get home, there will be an email from your inspector with a link.  Click the link and your report will appear as a PDF file (See image below).  After taking the time to read through your report, it will be very simple to go back and study certain sections of interest more thoroughly.  On the left side of the screen there is a list of each section of the report.  Just click on it and it will open to that section.  (why email as opposed to a hand written or printed out report?  See the list of our report benefits below.) REPORT BENEFITS:

A typed written report received the same day as the inspection. You can save it on your computer and if you like, you can print it and put it in the three ring notebook you will receive with other helpful material at the time of your inspection (See below).  Other companies may provide same day reports, but they are often handwritten and more difficult to read and are not likely to have photos.  Other companies may provide typed written reports but they are often not provided the same day as the inspection.
Photos clarifying many of the conditions.  This can be very helpful when deficiencies need to be explained to buyers who could not be present or sellers and their realtors for negotiation purposes.  A picture is worth a thousand words!
Great for realtors and negotiation.  The realtor does not have to wait for days to receive a copy.  With our client's permission, we can email the report to them as well.  They won't have to fuss with carbon copies that do not fax well to the selling party for negotiation.  Even better, they can copy sections of concern, save them in a file and email it to the selling party.
A summary page is provided at the end of the report, noting items that need correction.  This is another helpful tool for you and/or your realtor in compiling your list of potential negotiation items.
Each section of the report has the appropriate section of the Connecticut Home Inspectors Standards of Practice so you know exactly what the inspector is required to do.
In the event you do not have a computer, we will mail your report to you and email a copy to your realtor so you can get started right away.
In most cases, your report is emailed to you from your inspector.  You can reply to his email with any questions you may have.  Of course, he is always available for phone consultation for as long as you own your home.
 

MORE THAN JUST A REPORT:

 

Your inspector will provide you a three ring notebook before you leave the inspection.  This book contains several important documents.  It has links to several more very helpful documents that will help you through your inspection process and for years to come.  Of course, there is room in this book for your report, should you decide to print it.  The book will contain the following:

 

 

Your Invoice marked paid to use a proof of payment.
A copy of the State of Connecticut Home Inspectors Standards of Practice and Code of Ethics.
A copy of the sighed agreement.
There will be a document that has a link to our "Inspection Plus" page on our web site.  If you go to that link, you will find the following helpful documents for your use:

 

Pre-Closing Inspection Checklist for you to use when you do your final walk-through of the house before your closing.
Report Appendix: A booklet with over 40 pages of diagrams and helpful information regarding home system.
