home buyer's and seller's guide

Radon is a serious health concern and you want qualified professionals to provide you with your radon measurement.  Not all home inspectors are considered qualified.  Please read the information below and see why you can trust your radon measurement to a Schaefer inspector.

Radon is an odorless colorless radioactive gas that is a natural occurrence from the break down of uranium in the water and minerals in the ground.  It is reported to be the second leading cause of lung cancer, responsible for 15,000 to 20,000 deaths per year.  You can read more about it in our "Newsletter Archive" or on the EPA web site.

There are currently no national or state of Connecticut laws regulating radon testing.  The National Environmental Health Association (NEHA) provides a national certification program called "The National Radon Proficiency Program" (NRPP). Their certification or certification by "The National Radon Safety Board" (NRSB) is typically what is required in States that mandate certification. These two organizations set forth a radon testing protocol designed by the EPA that has been the standard and is used for radon testing by competent home inspectors, whether it is required in their state or not.

Even though this protocol has been in place, the Connecticut Dept of Public Health felt the need to provide an education program for home inspectors who measure radon.  This education is not required to be a radon tester in Connecticut but those who have obtained it will likely be better educated on the subject than most home inspectors.  The State will not validate test results by home inspectors who have not attended this training class, or have not been certified by NEHA or NRSB.  It is the CT Dept. of Public Health Radon Program's stance that home inspectors are qualified to measure radon if they have attended a specific training course.  This training course for home inspectors was developed by The University of CT Healthy Environment for Children Initiative in partnership with the State Health Dept. Radon Program. SNEC-ASHI (Southern New England Chapter of The American Society of Home Inspectors) assisted in finalizing and teaching the course.

In Oct 2006 the first class was offered to all home inspectors who desired to take part.  The state of Connecticut Dept. of Public Health Radon Program maintains two list for radon measurement providers:  1). Nationally certified testers by NEHA and NRSB and 2.) a list of those home inspectors who have attended the State's radon testing education class.  On the nationally certified list you will see  Bruce Schaefer and Tom Tussing's name and both they and the remainder of the Schaefer inspectors will be found on the list of trained home inspectors for radon measurement.

As you can see by our involvement in proper training and certification, we take your radon measurement needs seriously.  If you need radon testing with your home inspection, you can trust that our inspectors will get it right for you.

Radon testing for a real estate transaction has different protocols than it does for the general public. The protocol in the book mentioned above contains the correct protocol.  It is important for sellers of homes to abide by testing protocols in their home.
