Kitchens share common components with other rooms in the home that need to be inspected.  The plumbing fixtures, electrical, floors, walls ceilings, etc. need evaluating.  Some things are more specific in kitchens.  GFCI (ground fault circuit interrupter),  protection for electrical outlets near the sink have been required in new homes since the late 1980's.  GFCI  protection may not be a requirement for homes built before it became code but they are a recommended upgrade.  Cabinets and counter tops are part of what is required to be evaluated in the inspection.  At Schaefer, we operate kitchen appliances in most cases, even though they are not required to be inspected by the State of Connecticut Standards of Practice for Home Inspectors.
 

Ventilation is important in baths.  Fans that vent to the exterior of the home is the best way to vent baths; however, a window is acceptable.

 

Because of the water usage in baths, there are specific areas of the baths that are prone to damage over time if plumbing leaks or spillage is allowed to take place .  Floors next to the toilet, tub and sink can be significantly damaged if a plumbing leak has gone unchecked for long periods of time.  Poor control of shower water can damage floors from consistent spillage.  In baths with tile walls, the tile must be examined to be sure they are sound.  Loose tile and poor grouting in a tub or shower can allow water seepage into the wall causing damage.
